In the 2nd quarter of 2026, detached homes in GAAR's East Mountain Area (MLS areas 210 to 293) sold for a median of $480,000 on 113 sales, up 9.8% from a year earlier, according to the Greater Albuquerque Association of REALTORS® (GAAR). Homes averaged 50 days on market as GAAR reports it.
Values differ across the area. Second-quarter 2026 medians were $542,500 North of I-40, $538,000 in Zuzax Tijeras, $450,000 South of I-40, $475,000 in NW Edgewood and $403,750 in NE Edgewood. GAAR's East Mountain Area also includes Torrance County areas such as Moriarty and Estancia, which have lower medians.
Many East Mountains homes rely on a private or shared well and a septic system, so well records, water tests and a septic inspection help buyers feel confident and can support your price. Fewer sales also means pricing rests on a small set of similar homes nearby.
An online estimate uses public records and recent sales, but it cannot see inside your home. A comparative market analysis (CMA) from a broker starts with the most similar recent sales near you, then adjusts for differences in size, condition, updates, lot and view. It also looks at the homes you would be competing with today. That is the number to use when you decide on a list price.

It can. Buyers and lenders often ask for well records, a water test and a septic inspection. Having those ready, and showing that the systems work well, can make your home easier to sell.
