East Mountains Housing Market at a Glance

• Median price: $480,000 for detached homes in GAAR's East Mountain Area (MLS areas 210 to 293) in the 2nd quarter of 2026, up 9.8% from $437,000 a year earlier.
• Sales: 113 detached homes, about the same as the 112 sold a year earlier.
• Speed: an average of 50 days on market as GAAR reports it, up from 42.
• New listings: 208, down 3.7%.
• Average price: $493,849.

What GAAR Counts as the East Mountains

GAAR's East Mountain Area is wider than the communities most people mean by the East Mountains. It runs from Carnuel, Tijeras, Sandia Park and Cedar Crest along I-40 and NM 14 out through Edgewood and into Torrance County, including Moriarty, Estancia and Mountainair. The area table below lets you look only at the parts you care about.

2nd Quarter 2026: East Mountains by Area

Most of these areas had fewer than 20 sales in the quarter, so their medians can swing widely from one quarter to the next, and percentage changes on 1 or 2 sales mean little. North of I-40 (34 sales), NE Edgewood (20), South of I-40 (19) and South Moriarty (21) were the busiest areas. MLS area 271 (Stanley) had no sales.

September 2026: The Wider Metro Market

GAAR's monthly figures cover the whole Southwest MLS service area rather than the East Mountains alone. In September 2026, detached homes across that area had a median sale price of $386,990, flat with a year earlier, sold in a median of 18 days, and had 3.3 months of supply, up from 2.8 months.

What It Means for Buyers and Sellers

Buyers: East Mountains homes took longer to sell than those in the city, which can leave more room to inspect and negotiate. Many homes use a private or shared well and a septic system, so budget for a well test and septic inspection.
