Rio Rancho Housing Market at a Glance

• Median price: $391,500 for detached homes in Rio Rancho (MLS areas 140 to 162) in the 2nd quarter of 2026, up 2.5% from the 2nd quarter of 2025.
• Sales: 521 detached homes sold, up 11.3% from 468 a year earlier.
• Speed: an average of 45 days on market as GAAR reports it, compared with 43 a year earlier.
• New listings: 720, down 2.2%.
• Attached homes: a median of $256,000 on 17 sales.

2nd Quarter 2026: Rio Rancho by Area

Rio Rancho's average detached sale price was $425,927 in the 2nd quarter of 2026. Medians differed by more than $100,000 between MLS areas:

Rio Rancho Southwest and Rio Rancho Northwest had only 3 sales each, so their medians are not a reliable guide. Rio Rancho Mid (144 sales), Rio Rancho Mid-North (109) and Rio Rancho North (104) were the busiest areas.

September 2026: The Wider Metro Market

GAAR's monthly report covers the whole Southwest MLS service area, including Sandoval County, rather than Rio Rancho alone. In September 2026, detached homes across that area had a median sale price of $386,990, flat with a year earlier, sold in a median of 18 days, and had 3.3 months of supply, up from 2.8 months a year earlier.

What It Means for Buyers and Sellers

Buyers: Rio Rancho's median was close to the metro median, with lower medians in Rio Rancho Central and Rio Rancho Mid-West and higher ones in Rio Rancho North and South. Newer subdivisions may be in a public improvement district, so ask for the PID disclosure.
